*We are a flat fee, but full service real estate broker. That means that for a one-time real estate flat fee of $550.00 your Memphis area home for sale will be marketed in the following venues until your home is SOLD. At closing, we charge a nominal fee of only .0075 of your sales price for administrative costs, contract negotiation, inspection negotiation & getting you to the closing table. If, and ONLY if, your buyer is represented by their own real estate agent, an additional 3% will be due that agent at closing.

Through the MLS database over 4,500 agents in the Memphis Metro area will know your home is for sale, get a detailed description of the property, see 10 photographs of the home, and know exactly what commission you are willing to pay an agent to bring you a home buyer – usually 2-3% of the sales price. And because of the savings on the listing side, you can get aggressive by offering extra incentives to a buyers agent which will highlight your listing for a quicker sale!!!!

2. Exclusive Right to Sell Listing with the Possibility of Selling "By Owner"– With this rare type of listing, you are able to benefit from being listed yet still sell your home as a For Sale By Owner and pay no buyer's agent commission if your buyer comes without their own agent. Simply stated, if a buyer comes to you while you are on our program, and that buyer is not working with an agent, no matter how they found you – thru the yard sign, one of the ads we build for you, or by referral – you pay no buyer's agent commission! You'll put that 3-4% buyer's agent commission back in your own pocket. We won't take it from you. A traditional agent won't give you that opportunity. 8. Agent Updates - All agents who have shown your home will be updated with any price changes that are made to your listing via email.
