Short Street, Suwanee ... We just returned from the closing of the sale of our house in Suwanee. Before paying any bills, or having any celebrations, we wanted to express our gratitude, thanks, and respect to you for the results that your services provided . As I'm certain that you remember, my attitude is dramatically improved from when I contacted you 3 months ago. At that time, our house had been listed with a “top-notch”, nation-wide team of realtors for 4 ? months. They had numerous marketing concepts in their program- talking signs, internet callback information, providing feedback from realtors' showings, exposure on both MLS and FMLS, and a 6-member team. Commission was the standard 7%, unless we contacted the buyer- then it was “only” 3 ?%! Unfortunately, during the 4? months, there were a total of just 4 showings! This was on a house less than 3 years old, on 3+ acres, and included 2 price reductions. We couldn't understand what was wrong, but worse yet, the realtor couldn't offer an explanation. As frustrated as I was with this realtors' lack of results, I was very skeptical as to what you were going to do differently to produce the desired results. Especially given the low fees involved- $600 up front for the MLS & FMLS listings, detailed listing on Realtor.com, and the worst-case commission of 3% if a buyers' realtor produced the sale. All I can say is “what a difference you made” !

First, your ad listing was written and formatted much better than the previous ad . Secondly, within days we were having calls of interest- and showings, from both realtors and individuals. Over the next 2? months, there were more than 20 showings! What was most amazing was that on the weekend that we received the offer, 3 more realtors followed anxious to make offers! The first offer was great- 99% of our asking price- and a closing date within 3 weeks! Yes, a realtor was involved, but I'll take 3% versus 7% any day .

Rhonda, I know that there wasn't any magic in what you did- (I don't think there was). But I believe that your program offered us more control in helping to sell our house. There isn't a realtor, including you, who knows a sellers' home better than the seller. Finally, we had a chance to showcase our home and market the positives like we knew they should. And your fee schedule allowed us to market the house without an inflated figure to cover a 7% fee. It was good to know that we could rely on you for any support or assistance required- although none was needed. I can't say enough about how much I value your service, so I will end by saying for you to call me if you want a prospective client to question whether to list with you or not. My home sold for $207,000 and by using Duffy Realty, I saved over $5,400 in commissions! I still had to pay a 3% commission to the selling agent, but the money that I saved with Duffy softened the pain a bit.

By using their "ala carte service", I was not pressured into buying a bunch of services that I didn't need. Our initial meeting was quick and painless, and it only took less than one hour. After that, any questions that I had were answered in a very timely manner.

Being the daughter of a builder, and having a husband who is a home inspector, I knew we didn't need to go with a full-service, traditional agent to sell our home. We attempted to sell it "for sale by owner", but no agents would show it even though we said we would protect a buyer's agent. Duffy Realty called and convinced me that their service would help us sell our home. The most important "marketing tools" that agents offer are listings on MLS, FMLS, and a lockbox. We knew we didn't want to go with a full service agent because, frankly, we didn't think the value they added justified the 3% commission. When we advertised our home in the AJC as a For Sale By Owner, we got a postcard from Duffy Realty. That was a great approach – if they had called us, I would have been prejudiced because we don't like telemarketing or sales calls. So, we held on to the postcard for a few months. After a while, we became aware of the fact that in Atlanta the majority of homes are sold by buyer's agents, who often steer their clients clear of FSBO homes. We evaluated several discount brokers, but after meeting Rhonda, we decided to go with Duffy Realty. And they enabled us to get exactly what we needed.
